In Canada, most true roof leaks start at the flashing — the metal that seals where the roof meets a chimney, vent, skylight, or a valley. From the ground or an upstairs window, look at those spots for lifted, rusted, or crudely tarred-over metal. Don't climb up to check: flashing repair is a roofer's job, and confirming the suspicion is enough for you to make the call.

  1. During or right after rain, walk the perimeter and watch for water spilling over the gutter lip or sheeting down the wall behind it instead of running out the downspout.
  2. Look for sagging gutter sections, seedlings or plants growing in the trough, and dark staining on the fascia board just under the gutter.
  3. If the downspout is dry while the gutter overflows, the trough is clogged — clear it (see the fix) before assuming the roof itself is leaking.

Use a stable ladder on firm, level ground with someone footing it, keep your hips between the rails, and never reach — move the ladder. Skip it entirely and hire it out if the roof edge is high, the ground is soft or icy, or power lines run near the gutters.

Set a stable ladder on firm ground with a helper footing it, scoop the debris from the gutter into a bucket, flush the trough and downspout with a hose, and confirm water runs freely out the bottom before moving the ladder along.

  1. Set an extension or step ladder on firm, level ground; have someone foot it, and never lean out past the ladder rails — climb down and reposition instead.
  2. Wearing gloves, scoop the leaves and debris out of the gutter into a bucket, working away from the downspout.
  3. Flush the cleared gutter with a garden hose toward the downspout; if water backs up, the downspout is blocked — clear it from the bottom.
  4. Confirm water runs freely out the downspout, then move the ladder to the next section rather than over-reaching from where you are.

Mind roofing-nail points overhead, wear a dust mask around old insulation, and if the space is cramped or you're unsure, look from the hatch rather than crawling in.
  1. On a cold day, take a flashlight into the attic and look at the underside of the roof sheathing — frost, dark damp patches, or dripping spread over a wide area points to condensation, not a single leak.
  2. Check that soffit and roof vents aren't buried under insulation, and that bathroom and dryer fans vent fully outside rather than into the attic.
  3. Trace any wet spot: if it lines up with a roof penetration it may be a real leak; if it's spread evenly across cold sheathing, it's condensation.

  3. Clear insulation off any blocked soffit vents and confirm the path from soffit to ridge is open so the roof deck can stay cold and dry.
  4. If frost keeps forming after this, have a roofer or general contractor assess the ventilation ratio — sometimes more vents or baffles are needed.
