AC smells musty or moldy when it runs

A musty whiff when the AC kicks on is unpleasant but rarely an emergency — most of the time it's damp dust or mildew on a cold, wet coil, and a lot of it clears with a fresh filter and a cleanup.

In Canadian homes, pull the air filter first. If it's grey and caked, it's been sitting in humid return air going musty — replacing it is under $20 and often clears most of the smell on its own. Note whether the odour fades with a fresh filter before chasing anything deeper.

  1. Locate the filter slot on the air handler/furnace or behind the large return-air grille.
  2. Slide out the old filter and read the size stamped on its cardboard frame (for example 16x25x1).
  3. Insert a matching new filter with the printed airflow arrow pointing toward the unit, and set a reminder to check it monthly through cooling season.

warning Cut the power before you open the unitCleaning the coil means reaching in near the blower motor and its wiring, and the fins are sharp enough to cut. Turn the system off at the thermostat and at the breaker or disconnect first, so the blower cannot start while your hands are inside. Wear gloves, and if the mould is widespread or you're not comfortable working inside the air handler, this is a routine job for an HVAC technician.

With power off and the coil accessed, gently clean the fins and drain pan and treat with a no-rinse evaporator-coil cleaner; a pro can do a deeper chemical clean if the growth is heavy.

  1. Turn the system off at the thermostat AND at the disconnect/breaker before opening any panel — the blower must not be able to start.
  2. Open the coil access panel. Gently clean loose debris off the aluminum fins with a soft brush, working with the fins, not across them — they bend and puncture easily.
  3. Apply a no-rinse evaporator-coil cleaner per its label, let it foam and drain into the pan, and wipe the pan out.
  4. Close it up, restore power, and run the AC; if a musty smell returns quickly the growth is heavier than a surface clean can reach — book an HVAC deep clean.

  1. Find the indoor unit (the air handler or furnace the coil sits on) and look at the drain pan underneath the coil. Standing water, slime, or overflow marks all point to a drain that isn't carrying water away.
  2. Follow the small drain line from the pan. Many have a T-shaped cleanout with a cap — a musty smell or visible slime at the pan or the cleanout confirms biofilm in the line.
  3. Check where the line ends (often outside or at a floor drain). No water trickling out while the AC runs, but a wet pan inside, means the line is blocked.

Turn the system off, clear the drain pan, then flush or vacuum the condensate line to pull out the biofilm clog and get water moving again.

  1. Switch the system off at the thermostat and at the disconnect/breaker so the blower can't start while you work.

  3. At the outdoor end of the line, hold a wet/dry vacuum to the pipe for a minute to suck the clog out; then pour a cup of warm water (a little vinegar helps) through the cleanout and confirm it runs freely out the end.

Confirming that an AC is oversized and short-cycling means a load calculation and, potentially, sealed-system or equipment changes.
